Your designer slides a set of drawings across the table and asks what you think.
You nod. You point at something. You say it looks great. Then you go home and realise you have no idea whether the kitchen bench is long enough to sit at, or where the fridge is meant to go.
This is normal. Plans are a technical language and nobody teaches it to homeowners. But you are the one signing off, and once construction starts, “I did not realise it would feel like that” is an expensive sentence.
You do not need to learn drafting. You need about six habits.
Find the scale and use it
Every drawing has a scale, usually 1:100 for a floor plan. That means one centimetre on the page is one metre in real life.
Get a ruler. Actually measure things. The hallway that looks generous on paper might be 900mm wide, which is a corridor you turn sideways in when someone is carrying a laundry basket.
Better still, measure a room in your current house that feels right. Then check whether the new one is bigger or smaller. Numbers on a page mean very little. Numbers compared against a room you stand in every day mean a lot.
Walk the plan in your head, in order
Do not look at the plan as a picture. Move through it.
Start at the car. Where do you park, where do you walk, what do you carry, where does it go down. Then the front door. Then a normal Tuesday morning with everyone trying to leave at once.
Do the boring routes. Groceries from the boot to the fridge. Wet towels from the bathroom to the line. Bins from the kitchen to the street. Kids from the back door to the shower without crossing the good rug.
Most layout problems are not aesthetic. They are traffic problems, and they only show up when you trace an actual journey.
Check what the doors do
Doors are drawn as a quarter circle showing the swing. That arc is real space that nothing else can occupy.
Look for doors that clash, doors that open onto a walkway, doors that block a light switch, doors that need to stand open but have nothing to stand against. Look at whether the fridge door and the dishwasher door can both be open, because in a lot of drawn kitchens they cannot.
Then check the fixed things. Where the fridge sits. Where the bins go. Where a person stands at the oven while another person walks past.
Look up as well as across
A floor plan is a slice through the building at about 1.4 metres. It tells you nothing about height.
Ask for the elevations and the sections, and ask what the ceiling does. Ask where the windows sit vertically, not just horizontally. A window can be in the right place on plan and still look straight into the neighbour’s bathroom, or sit too high to see the garden from a chair.
Ask about bulkheads, downlights, beams and the drop over the kitchen. These are the things that change how a room feels and they are invisible on the plan you were handed.
Follow the light
Find north on the drawing. It will be marked with an arrow, usually in a corner.
Then work out what gets sun and when. In Melbourne, north-facing living space is worth a great deal and south-facing living space is a decision you should make on purpose rather than by accident. Morning sun in a kitchen is different from afternoon sun in a west-facing bedroom, which in February is not a feature.
Ask where the shadows fall in winter. Ask what the neighbour’s two storey extension does to your light at three in the afternoon.
Ask to see it in three dimensions
You are allowed to say you cannot read the drawings well. Most people cannot, and the tools to fix that are now standard rather than a luxury.
Modelling, walkthroughs and rendered views mean design decisions can be tested long before anything is built, so a ceiling height, a sightline or a window position gets resolved while it is still a line on a screen. If a 2D plan is not landing for you, ask for the model.
One caveat. A polished visual is persuasive, and persuasive is not the same as correct. Use the 3D view to understand the space, then go back to the plan and check the dimensions. The render will not tell you the hallway is 900mm.
Mark it up and hand it back
Print the plan. Write on it. Circle things. Put question marks where you are unsure.
Designers would far rather have a marked-up drawing than a polite email saying it looks good. Ambiguity does not disappear because nobody raised it. It just moves further down the program, where it becomes a variation instead of a revision.
Keep every version, dated. When someone says the pantry was always that size, you want the paper trail.
The questions that catch the most problems
A short list worth running through on any residential plan.
Where does everything get stored, and is there enough of it. Where does the vacuum live. Where does the laundry basket sit while it waits.
Can two people pass in the kitchen without one of them turning sideways.
Is there anywhere to put a coat, a bag and a set of keys within two metres of the front door.
What do you see from the sofa, and is it the television or the garden or the toilet door.
Does every bedroom take a bed in more than one position, or does the layout force one arrangement.
Is there a room where someone can shut a door and be on a phone call.
None of these are technical questions. All of them are things people notice on day one of living there and cannot fix afterwards.
Take longer than feels reasonable
The design stage feels slow because nothing is happening. It is the cheapest stage of the whole project to change your mind in, and the only one where changing your mind costs a line rather than a wall.
Sit with the plans for a week. Put them on the fridge. Walk past them. You will notice things on the fourth look that you missed on the first.
Then ask the awkward questions before you sign, not after the frame is up.
